Our Process: A Comprehensive 7-STEP Evaluation

At the heart of our investment strategy lies a meticulous 7-step evaluation process designed to ensure the highest standards of due diligence and investment quality. Our process is tailored to provide you with a thorough analysis, leveraging decades of industry expertise and a deep understanding of market dynamics. 1. Evaluation of Investment Structure

We assess whether a 1031 exchange and a Delaware Statutory Trust (DST) investment structure aligns with your specific investment objectives and tax situation. To facilitate this crucial step, you can schedule a complimentary 30-minute video consultation.

2. Comprehensive 1031 Exchange Support

If, with our guidance, you determine that a 1031 exchange is the optimal decision, we will coordinate the entire process for you. This can include referrals to reputable real estate agents for selling your current investment property, qualified intermediaries for holding and transferring your 1031 funds, and CPAs proficient in 1031 regulations and reporting.

3. Tailored Portfolio Assembly

Once you are under contract for your sales transaction, we will assist you in exploring our available 1031 inventory (~70 offerings) to create a portfolio that targets your investment goals, such as cash flow, total return, risk mitigation, and estate planning. Our Due Diligence process is unparalleled in helping you evaluate the available offerings, and we will guide you through the potential strengths and drawbacks of each option.

4. Due Diligence and Closing Process

Upon closing on your relinquished property, the 1031 clock begins. We will continue to assist you with your Due Diligence. After selecting the DSTs for investment, we will request minimal paperwork from you. The closing process typically takes less than one week since the Sponsor has already acquired the property, and you are simply filling in the equity.

5. Finalizing the Investment

After you sign the necessary documents, our Broker-Dealer and the DST Sponsor will review and sign them. The Sponsor will forward this information to your 1031 Qualified Intermediary (QI), who will require your signature on a few additional documents before wiring your 1031 funds to finalize your DST investments.

6. Distribution Schedule

After closing, assuming availability of funds, the Sponsor will send your first automatic distribution around the middle of the next calendar month, covering a partial month. For instance, if you close on April 16th, the first distribution will be scheduled on May 15th for half of April. Subsequent full distributions will be scheduled monthly thereafter.

7. Ongoing Support and Coordination

We act as an intermediary between you and the DST Sponsor (manager of the assets). For any updates on property performance, annual tax documents before April 15th, changes to your bank account, or other needs, you can contact us for assistance. Additionally, we offer tools for 1031 tax reporting and can collaborate with your CPA if needed.
